(1) Vendor needs to provide construction management services to the government authority located in Englewood, CO. – Provide comprehensive construction management services throughout the duration of the project, including preconstruction, construction, and closeout phases. – Serve as an extension of the agency, ensuring the project is delivered on schedule, within budget, and in accordance with approved plans, specifications, and applicable standards. • Preconstruction phase services:– Review and provide constructability and gap analysis of project plans, specifications, and design documents.– Provide project cost estimating, value engineering, and budget verification services.– Assist the Englewood Downtown Development Authority in developing and refining project schedules, project governance and decision–making protocols, phasing plans, and construction sequencing.• Construction phase services:– Provide on–site construction observation and inspection to verify compliance with plans, specifications, and quality standards.– Administer and monitor the project schedule, including tracking milestones and identifying delays.– Review, process, and make recommendations regarding contractor pay applications, change orders, and requests for information.• Project closeout services:– Conduct final inspections and develop punch lists for correction of deficient work.– Verify completion of all work in accordance with contract documents.– Collect and organize warranties, operation and maintenance manuals, and as–built documentation.– Coordinate final acceptance– Reconcile final project costs, change orders, and closeout documentation.(2) All the questions must be submitted no later than August 14, 2026. (3) A recommended pre–bid meeting will be held on August 13, 2026.
