Presolicitation Notice/Advertisement RLP Procurement Summary GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: AR City: Little Rock Delineated Area: NORTH: Cantrell Rd & I-430; to I-40 EAST: I-40 & Jacksonville Hwy; to US-70 (E Broadway St); to US-165 (England Rd); to I-440 (E Belt Fwy) SOUTH: I-440 (E Belt Fwy); to I-30; to US-367 (Arch St); to US-70 (W Roosevelt Rd); to US-300 (Colonel Glen Rd) to I-430 WEST: I-430 Minimum Sq. Ft. (ABOA): 3,800 Maximum Sq. Ft. (ABOA): 4,200 Space Type: Office Parking Spaces (Total): 16 Parking Spaces (Reserved): 16 (secured parking) Full Term: 17 years Firm Term: 15 years Additional Requirements: Location must be within 5 - 10 miles of the Bill and Hillary Clinton National Airport. Agency Chief Security Officer (CSO), or designee, shall be allowed overall management of the Physical Security (PhySec). This includes, but is not limited to, assessment, inspection, and requirement integration through design, construction, installation, and testing of required security measures. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance/0.2-percent-annual chance floodplain (formerly referred to as “100-year” floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). The U.S. Government currently occupies office and related space in a building under a lease in Little Rock, AR that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
