South on Wisconsin Avenue, east on Middleton Lane to Pearl Street, south on Pearl Street to East- West Highway. West on East-West Highway to Waverly Street. South on Waverly Street to Wisconsin Avenue. South on Wisconsin Avenue to Elm Street. East on Elm Street to 47th Street. South on 47th Street to Willow Lane. East on Willow Lane to 46th Street. (ABOA): 3,868 Space Type: Office Parking Spaces (Onsite Structured and Reserved): 2 Full Term: 15 years Firm Term: 10 years Additional Requirements: -Offered space must be contiguous on one floor -Offered space must be located on the third floor or higher -Offered space must be able to accommodate two means of egress -Offered space must be within 1,000 walkable square feet to the metro -Offered space must be able to accommodate a private, in-suite restroom, for the sole use of the tenant -Offered space cannot be in the same building that houses law enforcement agencies or businesses -Offered buildings/ properties are subject to a risk/ vulnerability assessment. The outcome of the assessment may result in the building not being technically compliant Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
